Boca Raton Golf Community Fees: What Buyers Should Know

A buyer relocating from out of state finds a house behind a gate in west Boca Raton. The listing says $1.6 million. The lot backs to the fairway, the inspection comes back clean, and the resort-style clubhouse sits a golf cart ride away. Then the closing package lands, and there is a second number nobody put on the MLS sheet: a mandatory club membership, due in full before the keys change hands. It was never hidden. It was sitting in the HOA documents the entire time. It is just rarely explained until a buyer is already picking out paint colors.

That surprise is the whole story in most of Boca Raton's best-known gated golf communities. Membership usually is not optional, and the number attached to it is not even the number that matters most. Two clubs can post almost identical initiation fees and still differ by six figures in what an owner actually recovers at resale, because one structure is built on refundable equity and the other keeps every dollar the moment you sign.

The Fee Is Only Step One

In a mandatory-membership community, joining the club is a condition of ownership, written into the recorded HOA and club documents rather than offered as an upsell. That fee sits on top of the home price and the HOA dues, due at closing, and it comes in two very different flavors. Equity structures return a portion of what you paid, typically the equity contribution, when you resign or sell. Non-equity structures generally return nothing. The initiation fee itself, in either model, is usually non-refundable outright. Reading past the headline number to find out which bucket you are actually paying into is the single most useful thing a buyer can do before writing an offer.

At Broken Sound, a non-equity club, a member recovers nothing on that same $130,000 to $225,000 range. Two Boca Raton clubs, similar-sized checks, and one buyer gets six figures back someday while the other does not get a dollar.

Boca Grove adds its own wrinkle. The club describes its buy-in as a golf equity initiation fee, but the fee itself is explicitly non-refundable, which means the word equity in the name does not guarantee any money comes back when you leave. That distinction, a true refundable equity contribution versus a non-refundable fee that borrows equity language, is worth confirming in writing before it becomes part of your net worth.

Why This Shows Up in Days on Market

St. Andrews offers a clean look at how the club fee ripples into resale mechanics. As of June 25, 2026, the community's median sale price sits near $4.4 million, or about $901 per square foot, with homes averaging 115 days on market and roughly 5.1 months of supply, a balanced market by the usual read. Every buyer here is also carrying a $275,000 initiation and dues in the low to mid $40,000s on top of the home and the HOA. That fixed overhead narrows the buyer pool no matter how sharp the home looks, which is why dated interiors in these communities still trade at a real discount. The lot and the condition of an older custom estate carry more of the value story than the fairway view does, because the club cost is the same whether the kitchen was renovated last year or in 1994.

One South Florida market study found golf-course-adjacent homes carry an average value premium of roughly 8 to 12 percent over comparable non-golf properties, though the actual premium swings with the view, the club's reputation, and what it costs to stay a member. That range only holds up if you price the membership into the comparison instead of treating it as a separate line the sale price conveniently ignores.

The Communities That Don't Ask You to Join Anything

Not every gated golf address in Boca Raton comes with a buy-in. Boca Pointe, Boca Lago, Boca Greens, Country Club of Boca, and Woodfield Hunt Club all let residents live inside the gates without a mandatory membership attached to the deed. Boca Lago runs on a non-equity model for members who do join, and Boca Pointe offers annual and seasonal membership categories for residents and non-residents who want in on their own terms.

There is also a genuine outlier worth knowing about: the original Boca Country Club was once a private club, and its owners donated it to the City of Boca Raton, turning it into a public course. Residents in that community can play golf whenever they like, with no membership obligation tied to the home at all.

A fee can be labeled equity and still return nothing when you sell, which means the word equity in a membership brochure tells you almost nothing about what happens at resale.

Before You Write the Offer

  1. Confirm whether membership is mandatory for the specific resale you're considering, not just the community in general. Boca Woods, for example, carries a small number of grandfathered Social or Tennis-only memberships tied to homes purchased before the mandatory rule took effect.
  2. Ask exactly what portion of the fee is refundable equity versus non-refundable initiation, in writing, from the membership office rather than the listing agent.
  3. Request the dues history and any pending or recently approved special assessment before your contract's inspection period closes.
  4. Check whether pricing is scheduled to change. St. Andrews' jump to $275,000 took effect January 1, 2026, and Boca Grove's initiation is scheduled to rise to $250,000, so the number quoted today may not be the number due at your closing.
  5. Get the HOA disclosure summary Florida law requires before you sign in a mandatory HOA community. It will spell out how unpaid assessments can turn into a lien on the property.
  6. If a full golf membership feels like more than you need, ask about lower tiers. St. Andrews, for one, offers a Sports and Partial Golf option around $170,000 with 50 rounds a season, a real lever if golf isn't the reason you're buying.

A Few Direct Questions

Can I buy in a mandatory club community and just skip golf? Usually you still owe a membership fee at whatever tier the community requires, Social, Sports, or Golf. The category you choose changes the number significantly, so it's worth pricing out the lower tiers before assuming full golf is your only option.

Does buying a resale instead of new construction lower the fee? Rarely. Mandatory membership typically attaches to the deed itself, sometimes through a Master Declaration like Boca West's, which covers most resales regardless of when the home last changed hands. Confirm your specific unit's status with a written estoppel rather than assuming.

What if a home was purchased before membership became mandatory? A handful of communities, including parts of Boca Woods, carry legacy exceptions for homes bought under an earlier, non-mandatory rule. Those exceptions don't transfer automatically, so they need to be verified in the HOA documents before you count on one.
